Where can I find a codebase for my MUD or MUSH?

There are several freely distributed and open-source projects available that provide stable codebases and resources to start a MUD, MUSH, MUX or whatever MU* flavor you are considering.  There are a couple of repositories available that host these resources as well as notable SVN/GIT repositories.  Below you will find a list of resources.
